2024-019: LMI and Pipe Delimited File Layout changes for Ginnie Mae HMBS Platinum Disclosure, Version 2.0

​Ginnie Mae is replacing the GNMA HMBS Platinum Disclosure, Version 1.1 (affecting files: hplatdaily.txt, and hplatmon_YYYYMM.zip) with HMBS Platinum Disclosure Version 2.0.

This bulletin provides the detailed file layout (attached) and field descriptions for the individual record types and disclosure data elements.

The new file layout is in a pipe (|) delimited format and defines two separate physical files:

  • HMBS Platinum Pool/Security File (3 record types)
  • HMBS Platinum Pool Supplemental File (14 record types including stratification record types).

A Low and Moderate Borrower Income record will be included for each pool with Low and Moderate Borrower Income characteristics based on Federal Financial Institutions Examination Council (FFIEC) data. This record includes participations in pools issued January 2012 and thereafter.  The Low and Moderate Borrower Income Record will be provided in the Pool Supplemental file records. 

Test File(s)

Ginnie Mae will provide test files for the HMBS Platinum Disclosures in the 3rd quarter of 2024. The file names for these files will be made available at that time. The test files will be announced in a separate bulletin and will be made available on the Disclosure New Release Test File Download page.

Implementation Date for New Stratified Record Files and Availability of Existing Legacy Files

Ginnie Mae plans to implement HMBS Platinum Disclosure v2.0 in the fourth quarter of 2024. Ginnie Mae intends to continue the production of the legacy HMBS Platinum DisclosureVersion 1.1 files for a period of 3 months, while also producing the new stratification record files. After the 3 month “overlap" period, the legacy file production will stop, and only the new files will be produced.
