2025-024: MBS Pool and Loan Test Files are Available

Overview

Ginnie Mae is pleased to introduce enhancements to the Single Family Mortgage-Backed Securities (MBS) Pool and Loan disclosures. As part of this initiative, the disclosure layouts are being updated to Version 2.0 for both Single Family Pool and Single Family Loan data.

The Version 2.0 enhancements include:
  • Single Family Pool Disclosures
    • Weighted Average Remaining Months (WARM) and Weighted Average Loan Age (WALA) calculations have been updated to reflect scheduled unpaid principal balances rather than actual unpaid principal balances, offering improved consistency and precision.​
  • Single Family Loan Disclosures: 
    • Two new data elements are being added to the loan-level disclosure record. 
    • Enhancements also include:
      • Population of the existing ARM Prospective Interest Rate field
      • Updates to Removal Reason code values
  • ​File Structure Change:
    • The Single Family Loan Level disclosure file will now be in a pipe-delimited format with no Pool “header” or “trailer” records. A single consolidated file will include all MBS Single Family loans (both Ginnie Mae I and II), replacing the current structure of two separate files.​​
Details
As announced in Disclosure Bulletin 2024-045, Ginnie is providing two full-sized Version 2.0 test files for MBS Single Family disclosures:
  • test-llmon_202504.zip
  • test-monthlySFPS_202504.zip
These test files contain April 2025 data and are available on the Disclosure New Release Test File Download page. They are intended to support stakeholder testing and validation efforts in preparation for the upcoming production transition.

Implementation Schedule
  • Testing Availability: Immediate — Test files with April 2025 data are now available for use.
  • Parallel File Period: Ginnie Mae will provide both legacy and Version 2.0 files in parallel for four (4) months to facilitate a smooth transition.
  • Production Cutover Date: The official implementation date for Version 2.0 files will be announced in a future disclosure bulletin.
