Overview Ginnie Mae is pleased to announce the introduction of a new Conditional Prepayment Rate (CPR) Monthly Disclosure file. This file will provide investors and market participants with valuable prepayment performance data for all active Mortgage-Backed Securities (MBS) pools. The file will be made available beginning in August 2025 and will include both monthly and 3-month CPR metrics. This enhancement reflects Ginnie Mae's ongoing commitment to transparency and improved disclosure standards, enabling stakeholders to better analyze prepayment behavior and assess the relative performance of Ginnie Mae securities.
Background The inclusion of CPR data in Ginnie Mae's disclosure suite was initially announced in Disclosure Bulletin
2025-019. The CPR metric is widely used in the industry to evaluate the rate at which mortgage loans are expected to prepay. It provides insight into borrower behavior and impacts pricing and risk modeling. With this new monthly file, users will have centralized access to pool-level CPR data, improving analytical capabilities for prepayment risk management.
