Overview

Ginnie Mae is pleased to announce a significant upgrade to Disclosure Plus, enhancing data transparency and analytical power for market participants. The platform now includes advanced search and analysis tools for HMBS and Platinum securities.

  • ​HMBS (Home Equity Conversion Mortgage-Backed Securities):
    • HMBS Loan Purpose Report: highlights issuance trends by origination, refinance, and other activity—providing insights into borrower intent and market shifts. 
    • HMBS Pool Details Report: Includes issuance dates, loan counts, balances, and factor updates, offering transparency into pool structure, performance, and servicing activity. Together, these reports enable a deeper understanding of the drivers and dynamics shaping the reverse mortgage market.
  • REMIC/Platinum Pool:
    • ​MBS Platinum Report: Summarizes aggregated characteristics of Platinum securities, including pool composition, balances, coupon structures, and maturity profiles—providing visibility into issuance activity and overall market trends.
    • HMBS Platinum Report: Focuses on consolidated HMBS Platinum securities, highlighting aggregated balances, pool composition, and issuance activity to help stakeholders evaluate reverse mortgage market dynamics and refinancing patterns.
    • MBS Platinum Loan Type Report: Breaks down Platinum securities by underlying loan type (Single-Family, Multifamily, Manufactured Housing), offering insights into loan composition, diversification, and market performance.
    • MBS Platinum Loan Purpose Report: Provides visibility into Platinum securities by borrower intent (purchase, refinance, or other), enabling analysis of lending trends, activity shifts, and the impact of loan purposes on security performance and liquidity. ​
The platform also supports custom data extraction, allowing quantitative teams to import granular datasets directly into their internal modelling and analytics. These enhancements enable more robust risk assessment, informed portfolio management, and a clearer comparison of performance across security types.

Background

This latest enhancement builds on a series of key upgrades to Disclosure Plus:
  • Disclosure Bulletin 2023-022 introduced the initial release of Disclosure Plus, offering real-time, pool-level data on Single-Family MBS with advanced filtering and customizable queries.
  • Disclosure Bulletin 2025-013 unveiled Phase 2 of Disclosure Plus, expanding analytics to include delinquency trends, forbearance activity, MIP and LMI details, liquidation timelines, cohort performance, and CPR/prepayment metrics.
  • Disclosure Bulletin 2025-0​28 added Multifamily disclosures and launched the Disclosure Plus User Guide, providing monthly loan- and pool-level data and new resources to help users navigate the platform.
Together, these enhancements demonstrate Ginnie Mae’s continued commitment to advancing market transparency, broadening data access, and supporting more comprehensive analysis across security types.
