Purpose
This bulletin provides a sample data file for the enhanced Multifamily Pool and Loan Disclosure Version 4, as previously announced in Disclosure
Bulletin 2025-038
. The enhancements include a new Non-Level Payment Record, a new record type indicator, and the discontinuation of the current column header record.
Sample File Details
The attached sample file is designed exclusively for testing and implementation preparation. It demonstrates how "M" and "N" records will appear in production files for pools containing Non-Level Payment provisions data. Note that "N" records will only be present in the mfplmon4_YYYYMM file and only for pools with NLP data.
Implementation Schedule
Phase 1: Parallel Production (3 Months)
February 3, 2026: Version 4 implementation begins with the new issuance file (mfpldaily4)
February 9, 2026: Version 4 monthly portfolio file (mfplmon4_202501) goes live
During this phase, both Version 3 (mfplmon3_yyyymm, mfpldaily3, mfpldailymni3) and Version 4 (mfplmon4_yyyymm, mfpldaily4, mfpldailymni4) files will be produced simultaneously
Version 4 files will be available on the Disclosure Test File page
Version 3 files will continue to be posted on the standard disclosure download page
Phase 2: Full Transition
Following the three-month parallel production period, Version 4 files will move to the disclosure download page and Version 3 file production will cease
