I.  Purpose
The purpose of this bulletin is to notify market participants of a new Data Disclosure File related to Ginnie Mae Real Estate Mortgage Investment Conduit (REMIC) Trust Social data. This new file provides social data attributes f​​or Ginnie Mae REMIC trusts and is designed to support environmental, social, and governance (ESG) investment analysis, portfolio monitoring, and reporting by REMIC investors and data subscribers.

This bulletin describes the file layout, data population rules, test file availability, and the production implementation date of April 13, 2026.

II.  Background
In September 2024, Ginnie Mae began providing investors with a Social Indicator on its MBS Pool Security File (Bulletin 2024-029). This field identifies pools issued October 2023 or later, signaling that the pool meets Ginnie Mae's social bond criteria.  Building on that foundation, in June 2025, Ginnie Mae extended the Social Indicator to its Platinum Pool Security File (Bulletin 2025-015). This allowed investors in Ginnie Mae Platinum securities to readily identify Platinum pools composed entirely of Social-eligible MBS collateral.

The Social Indicator present on these MBS and Platinum Disclosure files provides the basis for identifying social data for Ginnie Mae REMIC Trusts.  Specifically, a Ginnie Mae REMIC Trust may be designated as  Social when all of its underlying collateral — whether MBS or Platinum — carry a Social Indicator  of “Y." To meet the disclosure needs of REMIC investors seeking to identify and verify the social attributes of the REMIC Trust, Ginnie Mae is now introducing a new REMIC Trust Social Data Disclosure File.

III. Data Population
The REMIC Trust Social Data Disclosure File will be produced monthly and will contain one record at the REMIC trust level.  Population rules are as follows:

• The file is populated using the Social Indicator status of the underlying MBS pool, Platinum pool, and REMIC Trusts that serve as collateral of the REMIC trust as of the applicable monthly factor date.
• REMIC Trust Social Indicator:  When all of the REMIC Trust collateral has a social indicator value of “Y", the REMIC Trust is given a “Y" for Social Indicator.

​ IV. Test File
Ginnie Mae is not planning to release a test file for the REMIC Trust Social Data Disclosure file.​

V.  Implementation Date
The REMIC Trust Social Data Disclosure File will be published on the Disclosure Data Download page at https://www.ginniemae.gov/data_and_reports/disclosure_data/Pages/datadownload_bulk.aspx in accordance with the schedule below.
