I. Purpose
This Bulletin announces the availability of the new MBS 3-Month Conditional Prepayment Rate (CPR) Report on the Ginnie Mae Disclosure Plus platform. The report provides investors and analysts with rolling 3-month average prepayment data across all active Single Family MBS pools, expanding upon the pool-level CPR data first introduced in Bulletin 2025-013​ and the ability to perform advanced filtering that allows users to click directly on visualizations to refine data views.

II. Background
Disclosure Plus features a CPR Analysis Report that provides critical prepayment data for active Single Family MBS pools. While users can view single-month prepayment speeds, which can be volatile and subject to seasonal noise. By evaluating prepayments over longer horizons, such as a 3-month rolling average, investors can smooth out month-to-month variability to better reflect the underlying prepayment behavior of a given pool or cohort.

III. 3-Month CPR Report on Disclosure Plus
​The 3-Month CPR Report is accessible through the Ginnie Mae Disclosure Plus platform and is powered by the CPR Monthly Disclosure File.
The 3-Month CPR tab presents a rolling average of the current month’s CPR and the two prior months, smoothing short-term volatility and enabling investors to identify meaningful prepayment trends over time: an important input for interest rate sensitivity analysis, duration modeling, and relative value assessment. Users can access aggregate views by Issue Year, Security Rate, Issue Type, Pool Type, and Issuer ID. An Issuer Breakdown tab is also available for Issuer-level analysis.
Accessing the Report:
  • Navigate to the Disclosure Plus site at: https://www.ginniemae.gov/investors/investor_search_tools/Pages/DisclosurePlus.aspx​, MBS Pool Details​. 
  • Select the CPR report module within the Disclosure Plus interface.
  • Select 3 Month CPR or Issuer Breakdown from the top tabs.
  • Filter by Issue Year, Security Rate Range, Issue Type, Pool Type or Issuer to view CPR metrics for individual pools or cohorts.
  • The 3-Month CPR column  displays the rolling average of the current month's CPR and the two prior months, providing a smoothed prepayment indicator.
  • Data is refreshed monthly and reflects all active Single Family MBS pools as of the reporting period end date.
IV. Additional Notes
  • The 3-Month CPR Rate requires a minimum of three months of pool history to generate a complete rolling average. Pools with fewer than three months of history will reflect available data only.
