As announced in Disclosure Bulletin 2021-068, Ginnie Mae is making an enhancement to its Combined Multifamily Pool and Loan Disclosure Files for both daily/monthly new issuance and monthly portfolio data. This enhancement adds one field, Green Status (field L43), to the Loan section of the disclosure record.

Information about FHA’s Multifamily Green and Energy Efficient Housing program, including underwriting requirements, green certifications, and continuing performance requirements, can be found at the following web page: https://www.hud.gov/program_offices/housing/mfh/green

The Green Status field will always be blank in the Multifamily Pool and Loan New Issuance Daily and the Multifamily Pool and Loan New Issuance Monthly Disclosures. It will be populated as follows for FMF loan types in the Multifamily Pool and Loan Monthly Portfolio Disclosure:

• GRA (Green/Affordable)
• GRB (Green/Broadly Affordable)
  
• GRM (Green/Market)
• NGR (Not Green)
• blank (Unknown)

The Green Status field will always be blank for RMF loan types in the Multifamily Pool and Loan Monthly Portfolio Disclosure.

The planned Implementation schedule is as follows:

The revised Multifamily disclosures will replace the current disclosures on the Disclosure Data Download Files page. Upon implementation, the current Multifamily disclosures (see below) will be posted to the Legacy Disclosure Files page for a 3-month period:

• “mfpldailymni2.txt” – Multifamily Pool and Loan New Issuance Monthly Disclosure
• “mfplmon2_YYYYMM.txt” – Multifamily Pool and Loan Monthly P​ortfolio Disclosure

At the conclusion of the 3-month period the current Multifamily disclosure files will be discontinued.
