Ginnie Mae is pleased to introduce enhancements to Single Family MBS Pool and Loan disclosures.  The Single Family Pool and Single Family Loan disclosure layouts have been updated to Version 2.0.  The attached Version 2.0 layouts include:

  • The Single Family Pool enhancements update the weighted averages for WARM and WALA to reflect calculations based on loan level scheduled unpaid principal balances. Current calculations are based on actual unpaid principal balances.
  • The Single Family Loan enhancements will add two new data elements on the loan level disclosure record. The enhancements will also include population of the existing ARM Prospective Interest Rate field, and some changes to the Removal Reason code values.
  • The Single Family Loan Level layout has been updated to a pipe-delimited format, with no Pool “header/trailer” records.  Only one file will be produced with all MBS Single Family loans (GI and GII in same file). The current output of two separate files will be discontinued.

​“PS” Record Field 19, WA Remaining Months to Maturity (WARM) and Field 20, WA Loan Age (WALA) will be based on scheduled remaining term and scheduled loan age. Schedule remaining term will be calculated using the loan level Scheduled UPB. (Currently based on the actual UPB)

Implementation General Approach and Timeline

  • Ginnie Mae is tentatively planning to implement Version 2.0 toward the end of the first quarter 2025.  The actual implementation month will be announced in a subsequent bulletin.
  • Initially, Ginnie Mae will produce both the current Version 1.2.8 MBS Pool and Version 1.8 Loan Disclosure files (“Legacy versions”) and the new Version 2.0 MBS Pool and Loan files in parallel, for a period of 4 months. 
  • During this initial implementation period (4 months), the Version 2.0 files will be posted on the Disclosure Test File page. Production and posting of legacy files will remain as is on the disclosure download page.​​
