Ginnie Mae’s Disclosure Bulletin 2024-045 outlined key enhancements to the MBS Pool and Loan Data Disclosure Files (for Version 2.0). This bulletin expands on the initial bulletin/layouts, highlighting the following changes and additions:
Revised File Layouts - Loan and Pool Files: Layouts, attached, now include implementation dates set for February 2026.
- Loan Layout: A correction was made to Loan Record documentation for Item LL-14 (Loan Interest Rate), updating the field’s format to “2.3”.
- Loan Version 2.0 Files: In order to distinguish the Version 1.8 files (dailyll_new.zip, dailyllmni_YYYYMM.zip, llmon1_YYYYMM.zip, and llmon2_YYYYMM.zip) from the Version 2.0 pipe-delimited files, all three sets of loan files will have updated file names (dailyllpd_new.zip, dailyllmnipd_YYYYMM.zip, and llmon_YYYYMM.zip) for Version 2.0.
- Pool Layout: Version 2.0 now includes Pool Supplemental Record Type 30, which adds data related to Area Median Income (AMI), as previously announced in Bulletin 2025-024.
- Additional Test File Information
- Further details have been provided regarding the availability and structure of Version 2.0 test files.
- Implementation Timeline
- A full implementation schedule has been outlined (see below), including a dual-version publication period to support transition.
Test File and Implementation Schedule - Test Files (Available Now)
- Upcoming Test File Releases
- Additional updated test files will be released in September 2025. Files will include both “MBS SF Portfolio Pool (Pool Security, Pool Supplemental)” files (with August data), and one of each of the following for Loan Level (dailyllpd_new.zip, dailyllmnipd_YYYYMM.zip, and llmon_YYYYMM.zip) - (all 3 with August data).
- Production Implementation Date
- Production disclosure files begin in February 2026, with detailed timing for each file type provided below.
- Dual-Version Period
- Starting in October 2025, both Version 2.0 and the legacy versions (Pool Version 1.2.9 and Loan Version 1.8) will be published in parallel.
